Creating Reliable Valuations

Webinar hosted by the CCIM Institute. Instructor: Mark Polon, CCKM

Tuition: $150
During a pandemic, there really is no reliable historical valuation data that commercial real estate professionals can use to predict future performance. But calculating accurate valuations is critical to any commercial real estate transaction.

The key to understanding an asset's value is the relationship between the asset type, its geography, and the current commercial real estate environment. Product and market specificity are now more important than general trends, whether international, national, or local.

In Creating Reliable Valuations, learn the latest valuation techniques using real-time data and forward-looking analytics to determine both value and defensible capitalization rates and discount rates for office, industrial, retail, multifamily, and hospitality assets. Each methodology will then be tested for its viability in the marketplace. You’ll also learn what, if any, survey or benchmark data are still relevant to the valuation of an income-producing commercial real estate asset, and what to use to fill the gap.

The course will cover:

  • Understanding the current investment environment in light of COVID-19

  • Understanding the process of using “down market” data to determine value

  • Using comparable sales and lease data to establish value

  • Using capitalization rates to establish value

  • Building capitalization rates using band-of-investment methodology

  • Building discount rates using forward-looking economic data
